Realty Capital is one of the premier master-planned community developers in the United States. Founded in 1987 by former Roaring Fork Valley resident, Richard Myers, Realty Capital has decades of experience creating residential, commercial, and mixed-use projects in Texas, Colorado, and New Mexico.

Tim Coltart
MANAGING PARTNER
Tim Coltart is responsible for reviewing and selecting land acquisition and development opportunities for Realty Capital and serves as one of the three Managing Directors. With expertise in land entitlement, parkland dedication, flood plain reclamation, public-private partnerships, and construction management, Tim has directed numerous mixed-use communities and is excited to put his experience to work for Harvest Roaring Fork. Tim’s creative approach to complex entitlement cases enables Realty Capital to see opportunities to build wonderful communities where others see challenges. He prides himself on building authentic communities that enhance the lives of their residents and is committed to creating environments that foster connection, well-being, and a strong sense of belonging.
Upon graduating from Massey University in New Zealand, Tim moved to Vail, CO where he spent seven years as a certified ski instructor. He then moved to Texas to focus on family life and raise his four children. With his children approaching independence, he is eager to spend more time in Colorado and explore new opportunities in the area.

Richard Myers
MANAGING PARTNER
Richard Myers founded Realty Capital in 1987 to acquire, develop, own and manage commercial and residential real estate projects. He, along with Jimmy Archie and Tim Coltart, manage and oversee the operations of Realty Capital along with focusing on property acquisition and development. To date, he and the team have designed and built more than 200 residential, commercial, and mixed-use projects. As a former resident in the Roaring Fork Valley, Richard is committed to helping bring more housing options to the Valley.
Richard and his wife, Susan, founded Save Giraffes Now in 2019. It is a nonprofit organization dedicated to saving giraffes from extinction, so they can live freely and safely in the woodlands and savannas of their native Africa. See SaveGiraffesNow.org.

Sarah Brown
PROPERTY AND DEVELOPMENT MANAGER
Sarah joined Realty Capital in 2021 and aids in the daily management of property and development projects. She is responsible for overseeing multiple retail, office, and mixed-use developments for Realty Capital and works closely with the Harvest Roaring Fork team to support the ground-up development process. Sarah’s role includes acquiring permits, coordinating with city officials, and assisting with the planning and entitlement process. Outside of work, Sarah enjoys spending time with her husband, their almost three-year-old daughter, and their three dogs.

Jacob Birmelin
DEVELOPMENT PARTNER
Jacob Birmelin joined Realty Capital’s development team in 2022 and works with senior partners in every stage of the development process. His responsibilities include financial analysis, market research, land entitlement, and working with government officials and contractors.
Jacob helps with new projects, such as Harvest Roaring Fork, starting with land acquisition and staying with the project all the way through construction. Outside of work, Jacob enjoys playing and watching sports, volunteering at the local dog shelter, and traveling with friends and family.
